Question 1

How do you calculate your cash offer?

Accepted Answer

I look at recent sales of similar homes near yours, the repairs the house needs, and our costs to hold and resell it. Then we send you a written offer, and I'll walk you through the numbers so the amount makes sense.

Question 2

Are there any fees or commissions?

Accepted Answer

No commissions. We cover standard closing costs. Your offer, minus any mortgage payoff or liens on the property, is what you get at closing.

Question 3

Is the offer negotiable?

Accepted Answer

It's a written, good-faith offer. If I missed something, like a newer roof or a recent appraisal, tell me and I'll take another look. There's no obligation either way.

Question 4

Do you buy condos and townhomes?

Accepted Answer

Yes. A lot of my background is in distressed condos, so I know them well. My team and I buy condos, townhomes, and single-family houses across Seminole, Orange, and Osceola County.

Question 5

How fast can you close?

Accepted Answer

In as little as 7 days, or on the date you pick. Most sellers close in 2–3 weeks. We work on your timeline, not ours.

Question 6

What if I still have a mortgage?

Accepted Answer

That's really common. Your mortgage gets paid off from the sale at closing, same as any sale. I just need a rough idea of the balance so the offer math works.

Question 7

Do I need a lawyer?

Accepted Answer

That's up to you. A Florida title company handles the closing, and you're always welcome to have an attorney look things over before you sign. I'll never push you to skip that.

Question 8

Who handles the closing?

Accepted Answer

A licensed Florida title company. They take care of the paperwork, the payoff, and the recording. We cover standard closing costs.

Question 9

Can you buy an inherited house or one in probate?

Accepted Answer

Yes. Inherited and probate houses are a big part of what we do. I can work with the personal representative and the title company to keep things moving. This is general information, not legal advice.

Question 10

What if the house has tenants?

Accepted Answer

We buy houses with tenants in place, on a lease or month-to-month. You don't have to evict anyone or empty the house first.

Question 11

I'm behind on payments. Can you still help?

Accepted Answer

Often, yes. A fast cash sale can stop the clock before a foreclosure is final. The sooner you reach out, the more options we usually have. This is general information, not legal advice.

Question 12

My house is in bad shape. Will you still buy it?

Accepted Answer

Yes. Old roof, bad AC, storm damage, mold, everything out of date. We buy as-is. I factor the repairs into the offer and show you the math.

Question 13

I live out of state. Can I still sell to you?

Accepted Answer

Absolutely. A lot of our sellers live out of state and own property here in Central Florida. We can handle the walkthrough and closing remotely, and you sign from wherever you are.

Question 14

Should I sell to you or list with an agent?

Accepted Answer

Honestly, selling to an investor isn't right for everyone, and I'll be the first to tell you that. If listing your house makes more sense, I'll tell you. If selling to us gives you the speed and certainty you want, I'll explain exactly how it works. No pressure either way.

Question 15

Who will I actually be dealing with?

Accepted Answer

Me and my team. I've been investing in Central Florida real estate since 2010 and have been part of more than 500 transactions here. We're not a national call center, and we don't pass your information to other investors. We're the actual buyers.

Question 16

What areas do you buy in?

Accepted Answer

Orlando and all of Seminole, Orange, and Osceola County, including Winter Springs, Oviedo, Winter Park, Casselberry, Altamonte Springs, Longwood, Lake Mary, Sanford, Apopka, and Kissimmee.
