Tired of Being a Landlord? Sell With Tenants in Place

The rental was supposed to be passive income. Instead it's late-night texts, a tenant who pays when they feel like it, and a repair bill every quarter. If you're worn out, that's okay. You can sell it to us as it is, tenants and all.

    • Tenant stays in place
    • No eviction, no vacancy
    • Out-of-state owners welcome
Mario Zendeli, founder of ZenMar Homes

Hi, I'm Mario Zendeli. I've been buying houses here in Central Florida since 2010. I'll walk the house with you myself, and my team and I are the ones who buy it.

    The challenge

    What makes this hard

    1. 01

Selling a rental the normal way means vacancy or showings

Selling a rental the normal way means either waiting for the lease to end and eating the vacancy, or trying to show a home while a tenant lives in it. Tenants don't want strangers in their space, and a house that shows badly sells badly.

    2. 02

      Florida insurance is squeezing landlords

Insurance is squeezing landlords hard in Florida. Older roofs, older wiring, and rental use all push premiums up or get policies dropped entirely. The math that worked five years ago doesn't work now.

    3. 03

Evictions are slow, and distance makes it worse

If the tenant has stopped paying, an eviction is slow and costs money, and the house often comes back in worse shape. Out-of-state owners feel this most: you're managing a property, a property manager, and a problem from a thousand miles away.

    4. 04

The numbers rarely tell the whole story

And the numbers rarely tell the whole story. A rental can show a profit on paper while quietly costing you evenings, weekends, and the peace of mind it was supposed to bring.

    The solution

How a cash sale solves it

    We buy occupied rentals

We buy rentals with tenants in them. The tenant stays, the lease transfers to us at closing, and we take over as landlord from that day. Your tenant doesn't have to be evicted, told to move, or even involved beyond a courtesy visit for the walkthrough.

    Condition doesn't matter

Condition doesn't matter. Deferred maintenance, a tenant who hasn't let anyone in for two years, an AC on its last summer. I factor it into a written fair cash offer within 24 hours and show you how I got there.

    You choose the closing date

You choose the closing date. Many landlords line it up with the first of the month so rent and deposits transfer cleanly. We cover standard closing costs, and there's no agent commission coming out of your proceeds.

Selling more than one? One closing.

If you own more than one rental, I can look at all of them at once. Selling a small portfolio in a single closing is often simpler than unwinding it one house at a time.

    Working together

    What we'll need from you

Missing paperwork is normal. Bring what you have and we'll help track down the rest.

    • A copy of the current lease, or the month-to-month terms if there isn't a written one.
    • The rent amount, what's been paid recently, and the security deposit you're holding.
    • Your property manager's contact details, if you use one, so we can arrange access.
    • Your mortgage statement and any HOA information, and one walkthrough with reasonable notice to the tenant.

    Local rules

    Florida-specific notes

What tends to surprise the sellers I meet in Seminole, Orange, and Osceola County.

This is general information, not legal or tax advice.

    Lease transfers
When a rental sells in Florida, the tenant's lease generally stays in force and transfers to the new owner. You aren't required to end the tenancy or wait for the lease to expire before selling.
    Security deposit
The security deposit transfers to the buyer at closing, along with the obligation to return it under the lease. We handle the required notice to the tenant about where the deposit is now held.
    Notice to enter
Florida law requires reasonable notice before entering an occupied unit. We schedule the walkthrough around that and around the tenant's schedule.
    Behind on rent
If the tenant is behind on rent or things have broken down between you, just tell me. It doesn't stop the sale, and it's better for us to know up front than to find out after closing.
